Small Projects with Major Significance<\/strong><\/p>\n

Not every construction site changes a skyline. And not every deconstruction project involves power plants, bridges or industrial facilities of spectacular dimensions. The everyday work of many demolition companies looks different: detached houses, smaller residential complexes, existing buildings or individual inner-city projects make up a large part of daily practice.<\/p>\n

These projects in particular are often underestimated outside the industry. Yet even supposedly smaller deconstruction measures come with complex requirements: hazardous substance remediation, confined site conditions, safe construction site procedures, material separation, recycling and functioning logistics have long been standard. Added to this are time pressure, sensitive surroundings and the challenge of neatly dovetailing demolition with subsequent new construction.<\/p>\n

The following two practical reports show, by way of example, just how varied and demanding these projects can be. They represent many small and medium-sized companies in the industry that carry out precisely these kinds of tasks day after day \u2013 often without attracting much attention, but with a high level of technical expertise and extensive experience.<\/p>\n

Demolition of Haus Seeblick<\/strong><\/p>\n

This time, DA member company Rohweder Abbruch- und R\u00fcckbautechnik is tackling a very special project under unusual conditions.<\/p>\n

On Monday, March 2, 2026, demolition work began on Haus Seeblick in L\u00fcbeck-Travem\u00fcnde. Dozens of onlookers and media representatives had gathered to watch the start of the demolition work using the excavator. The measure had attracted considerable attention in advance, and up until the very end the owner had attempted to prevent it.<\/p>\n

Following prior hazardous substance remediation inside and outside the building, the entire former youth recreation centre was cleared out and stripped back. Excavator operator Sebastian is working with a Liebherr R926. He is currently using it to demolish the 127-year-old building, which now stands only a few metres from the edge of the cliff. In the past, more than 100 metres separated the villa from the Baltic Sea coastline.<\/p>\n

The building, which had been used for youth work for several years, was sold to its current owner in 2024. He had planned either to move the building further back on the property using a special method or to construct a new building in the rear section of the site, and he filed a legal challenge against a demolition order issued by the Hanseatic City of L\u00fcbeck requiring him to have the building demolished by the end of 2025.<\/p>\n

However, L\u00fcbeck\u2019s building control authority considered the increasingly close cliff edge to pose a danger and, by way of substitute performance, commissioned the Pansdorf-based company headed by Sven Rohweder to carry out the demolition work.<\/p>\n

Frost and thaw had recently caused further sections of the shoreline to break away, prompting the city to take action in order to prevent danger to life and limb. For safety reasons, the entire stretch of beach below Haus Seeblick was therefore closed off before the demolition work began.<\/p>\n

The demolition work will be completed within a few days. The construction debris will be removed by Rohweder itself and processed into recycled material at the company\u2019s own depot, allowing it to be reused on new construction sites.<\/p>\n

Deconstruction on Friedrich-Ebert-Damm<\/strong><\/p>\n

At Friedrich-Ebert-Damm 59\u201377 in Hamburg-Wandsbek, DA member company Bernd Grabowski Abbruchgesellschaft mbH & Co. KG is currently carrying out the deconstruction of two residential blocks dating from the 1950s and 1960s. With around 23,500 cubic metres of enclosed space and a building height of approximately 18 metres, the project represents an important first step toward the planned redevelopment of the site with modern housing.<\/p>\n

The deconstruction is part of a larger urban development project along Friedrich-Ebert-Damm. Once the work has been completed, new housing is to be built on the site. The project therefore demonstrates the importance of qualified demolition companies for sustainable urban development and the activation of inner-city land.<\/p>\n

Before the actual deconstruction work could begin, the initial focus was on professional hazardous substance remediation. Among other things, asbestos-containing building materials and man-made mineral fibres were removed and handled in accordance with the applicable requirements. Only after this work had been completed could the controlled selective deconstruction of the building structures begin.<\/p>\n

The machinery used included a long-reach excavator as well as several Liebherr machines of various size classes. A total of eight employees were involved in the work. Especially in the inner-city environment, the project placed high demands on space management and construction site logistics. Limited space, coordinated material flows and safe traffic and work processes had to be continuously coordinated.<\/p>\n

As part of the selective deconstruction, the resulting materials were consistently collected separately. These included concrete, construction debris, wood and other mineral fractions. The material streams were then transported to the company\u2019s own recycling site in L\u00fcbeck, where suitable materials can be processed and returned to the material cycle.<\/p>\n

The project illustrates how modern deconstruction must be understood today: as a technically demanding overall process comprising hazardous substance remediation, selective deconstruction, material separation, recycling and logistical management. Particularly in inner-city projects, qualified demolition companies are essential in order to prepare sites efficiently for new uses while at the same time keeping valuable mineral resources in circulation.<\/p>\n

The deconstruction work on Friedrich-Ebert-Damm therefore not only creates space for new housing, but also highlights the central role of professional demolition companies in a functioning circular economy within the construction sector.<\/p>\n
